A Valuer is a qualified and skilled professional who is in charge of evaluating the real values of land and buildings, plants and machinery securities and financial assets. Candidates aspiring to become a Valuer must complete his/her registration from the Income Tax Officer of the respective town. 

The Insolvency and Bankruptcy Board of India (IBBI) is the regulator for licensing of Valuers in India. There are 3 asset classes for a registered valuer namely, land and building which has more preference for Civil Engineers and Architects, plant and machinery which has more preference for Mechanical Engineers and Instrumentation Engineering, and securities and financial assets which has more preference for Finance Related Expertise. 

A Valuer who aspires to become a registered valuation officer must qualify for valuation exams which are valid for 3 years from the date of clearing the same. An individual who has completed the mandatory 50 hours of educational training can appear for the valuation examination. What does a Valuer do?

  • They advise governmental officials, private businesses, and other clients on appropriate and beneficial uses of land, financial assets and plant & machinery and determine the value by studying financial documents and the surrounding area.
  • Once the client is satisfied, Valuers organise the auction sale, market it to attract potential bidders, and manage the entire auction process itself. 
  • Valuers can be termed qualified surveyors who can help to set council tax and rating levels. Valuers can also carry out business and insurance valuations, compensation assessments, investment appraisals, and advice. 
  • A Valuer needs to be aware of the issues that can influence prices, such as business potential, location, and social, legal, and economic factors. A Valuer is expected to have good negotiation skills. 

Steps to Become a Valuer

It is not really necessary to decide on a carrier option as a Valuer at an initial stage because this carrier can be pursued after completion of graduation and post-graduation in the related field. However, the candidate must study 10+2 with a science stream (PCM) or a Commerce background to have a career start for the same. Some of the steps have been discussed below:

  • Decision Making: Decision-making must be done by students from their high school level for their undergraduate courses. The candidate needs to put extra effort into Physics, Chemistry, and Maths to get into a good college for engineering and Finance subjects such as Accountancy, SAPM, and Derivatives for commerce students to study CA or PGDM/MBA in Finance.
  • Subject Choices: To pursue a career as a Valuer in Land & Building or Plant & Machinery, students should always opt for Science subjects. Physics, Chemistry, and Maths should be the primary subject choices. Mathematics must be studied in a detailed way. And for Financial Assets, one needs to be good with financial subjects in their graduation period.
  • Entrance Exam Preparation: Aspirants can get enrolled in any government or private college to pursue any engineering, or finance course once they successfully clear the entrance examinations conducted by the universities and colleges or any national exam conducting authority. Entrance examinations such as CAT, JEE, and GATE are conducted for the IIT, IIMs and various other colleges and B-Schools. For CA, the CPT entrance examination must be cleared to pursue the course. 
  • Selecting correct colleges: Students should always go to primary colleges to pursue these courses. Colleges like IITs and IIMs are top colleges for pursuing engineering and finance courses. If the All India Rank (AIR) is high, candidates will get a seat to pursue their engineering at one of the premier colleges while a good CAT score will help land in a top B-School.
  • After Qualifying Exam: After qualifying for the respective exam, students should appear in the counselling process colleges. Candidates must pass an Examination in the valuation of real estate recognized by the Govt of India for recruitment to superior services or posts conducted by any institution to get recruited as a valuator after completion of graduation.

Types of Valuer

  • Property Valuer: Property Valuers their clients in property valuations for proper taxation, mortgage a property, optimum selling and buying of property, acquisition purposes and stamp duty collection.
  • Executive Valuer: An Executive Valuer is assigned to a particular site and has to supervise a team of valuers. They convey the targets to the other valuers and take briefings. They send a flash report at the end of the day and also assess the reports sent by the subordinates. The responsibility of the Executive valuer is to prepare a weekly report and send it to managers.
  • Valuation Analyst: A Valuation Analyst works on-site and carries out surveys of land and building. He needs to report to the executive at the end of the day and submit the report of daily progress.

Courses to become a Valuer

The subjects like Civil/ Mechanical Engineering, Instrumentation Engineering, Finances, etc are to be learned for a 3–4-year long syllabus of graduation like CA, MBA Finance. BTech etc and it should be studied as a major subject during higher studies for a person to become a valuator. 

BTech

BTech is a 4-year undergraduate program spread over 8 semesters intended to equip the students with the required knowledge and practical training of the principle and operation of measuring instruments.

Admission Process

  • Admission in B.Tech takes place through JEE Mains, JEE Advanced, and other state-level engineering entrance examinations.
  • After qualifying the examination, candidates are shortlisted based on their marks & rank and called for counseling purposes.
  • Candidates are allotted colleges based on their rank and preference list of the institute after which the required fee must be paid for successful admission.
  • Candidates must qualify JEE Mains to appear for JEE Advanced. NITs are allotted based on the marks obtained in JEE Mains or JEE Advanced examinations. However, to get admission in IITs, candidates must qualify the JEE Advanced examination.

Eligibility Criteria

  • Aspirants seeking admission to Instrument Engineering courses, need to obtain at least 65% aggregate marks in their 10+2 exams. 
  • Also, it is necessary for the students to have pure science subjects, i.e. Physics, Chemistry and Mathematics as mandatory disciplines in their 10+2.

MTech

MTech or Master of Technology is a professional degree in the discipline of engineering that emphasizes practical exposure of conceptual knowledge of engineering. The sole purpose behind crafting the MTech course is to produce research engineers who will get positions of “Technologist” in the industries and research institutes.

Admission Process

  • MTech admission is administered either by the institutes or the state based on the MTech entrance exams of 2024.
  • To assess the students' technical skills, applicants who secure qualifying marks in the entrance examinations must appear for therapy and personal interview rounds.
  • The final selection is made based on the marks scored in the MTech entrance exam and the marks from the Personal Interview.

  • There, they will get the registration form for the foundation course and CPT exam. 
  • The candidates should fill those forms and pay the required fees. 
  • Once the forms are done, the candidate gets registered as a CA candidate.
